I prepared some house and land options that suited a growing family (5 children) and 5% deposit was placed to hold a block of land. The strategy was to select a block of land that titled in a year giving them time to add further savings to build their deposit. Whilst they saved I prepared and lodged a First Home buyer loan. Many lenders want to see 5% genuine savings but where this is lacking there are some lenders that allow proof of on time rental payments as a substitute for genuine savings. You can also qualify for a first home loan deposit requirement using the Grant from the First Home Owners Grant.
Using the rental ledger, the customers initial funds and the future FHOG amount meant this loan was submitted and obtained with approval and the customers to their credit followed through on their savings goal whilst their property waited for titling.
